Why I’m Prepared to Lead on Housing

For the last 34 years, I have worked in residential and commercial lending. I’ve lived through multiple market cycles and major housing changes. Over that time, I’ve evaluated and helped hundreds — if not thousands — of residents of all ages, income levels, and housing situations.
That experience matters because housing isn’t just numbers on paper. It’s real families trying to build stability, seniors trying to stay in their homes, working people trying to afford rent, and young families trying to find a future in Glendale.
After 34 years, I’ve learned what our community truly needs — what we’re lacking, where people need help, and how to plan not only for today, but for the future.

My Plan for Housing in Glendale

1) Attract the Right Developers — Partners, Not Problems

Glendale should welcome developers who are willing to work with the community and contribute real value.

I support attracting development that:
1) Includes affordable and workforce housing options
2) Fits Glendale’s character and scale
3) Provides clear community benefits
4) Helps families, seniors, and long-term residents

Goal: Responsible development that strengthens neighborhoods.

2) Make the Permitting Process Faster, Clearer, and Predictable

Delays and uncertainty increase costs — and those costs get passed on to renters and buyers. Glendale needs a permitting system that works. I will advocate for:

1) Clear timelines and expectations
2) Faster approvals for projects that meet City standards
3) Consistent, transparent decision-making

Goal: Reduce unnecessary delays and lower overall housing costs.

3) Use Technology to Support City Staff — Not Replace Them

Technology should make City services more efficient while respecting the people who do the work.
I support:

1) Online plan submissions and applications
2) Real-time tracking so applicants know where projects stand
3) Better coordination between City departments
4) Reducing repetitive paperwork and delays

4) Incentivize Healthier and Environmentally Responsible Buildings

Glendale should encourage buildings that are safer, healthier, and built for long-term value.
I support incentives for projects that:
1) Use energy-efficient systems and cleaner building methods
2) Improve indoor health and safety
3) Conserve water and reduce environmental impact

Goal: Better buildings that benefit residents and the City long-term.

5) Plan for Traffic and Parking from the Start

New housing must not create gridlock or parking problems. Planning must come first. I will push for:

1) Traffic reviews that reflect real conditions
2) Parking solutions that protect neighborhoods and businesses
3) Development that avoids overflow into residential streets

Goal: Growth without congestion.

6) Make Sure Growth Helps the City’s Budget

Development should support Glendale’s financial health, not strain it. I support policies that ensure growth:
1) Contributes to City revenue
2) Supports infrastructure and services
3) Helps reduce long-term budget pressure
